Solid breakdown. Having the full $150K use-of-funds and detailed rehab scope upfront makes it much easier for a PML to assess the deal. ARV, exit strategy, borrower experience, and supporting rehab estimates would be the next key pieces to evaluate.
The 1% Rule That Changes Everything
Nobody is coming to change your life. Not tomorrow. Not when you “feel motivated.” Not when everything is perfect. Your life changes when you start doing the small things consistently. Most people are waiting for a breakthrough. But real growth usually looks boring: ✅ One skill learned. ✅ One uncomfortable action taken. ✅ One mistake corrected. ✅ One conversation started. ✅ One step forward every day. It doesn’t feel powerful in the moment. But consistency turns tiny actions into massive results. You don’t need to become 100% better today. Just become 1% better. Then do it again tomorrow. 🔥 What’s the ONE thing you’re improving today? Comment it below. Let’s see how many people are choosing progress over excuses. 👇
