@Rebort Hylton Davies Thanks for the question. In my opinion, there is not one harder than the other, they are all equally important to close deals!

Looking for End Buyer in Texas!
Good Day to all! Wanted to see if there was any interest in a property I have access to. Wake Village, Texas 75501. It is currently a 3 bedroom, 2 bathroom but it can be reconfigured to have a fourth bedroom, making it a 4/2. The owner has already started the full rehab and has invested approximately $20k into it. However, due to work, the owner is moving to Poland for a couple of years and is unable to complete the full rehab himself. Looking for an end buyer who is interested in completing the rehab to either resell for a decent profit or hold onto it as a rental property for passive income. If you have any questions or concern, please feel free to reach out to me if interested and I will provide you will my contact info and more details. Thanks so much! 3 Bedroom 2 Bathroom 1,147 square feet Asking Price: $68k or best offer (OBO) Rehab Type: Full Rehab including Roof, HVAC, Hot Water Heater Foundation: Pier and Beam (No foundation issues) Rehab Cost: $60k ARV: $158k Vacancy: Vacant Bowie County Population: 92,893 Median Sold Home Price in Bowie County, Texas in 2025: $225k The closest "big city" to Wake Village, Texas, is Texarkana, which straddles the Texas-Arkansas border, as Wake Village is essentially a suburb located just west of it, with most residents working in Texarkana or nearby U.S. Army installations.

Senior Community Leased Land
Does anyone have any experience with Senior Communities in FL.? Essentially properties that are in a community where the lot (land) is leased every month. The seller owns the property but all of the properties in the community are on leased land. May have a good deal with the seller, but don't know if its a good deal because of the leased land. Thanks SKOOL KIDS!

🤏🏽 Smaller Wins 🏆 = Big Success 🥳!
In this market, flashy deals aren’t the ones keeping wholesalers consistent — clean, simple deals are. Right now, buyers are prioritizing certainty over speculation. They want properties that make sense on paper, close fast, and don’t come with surprise issues. That’s why smaller spreads, straightforward rehabs, and realistic pricing are moving quicker than big “home run” deals that look good but take forever to close. Wholesalers who are winning in late 2025 understand this shift. They’re locking up deals that: Have clear title Are priced correctly from day one Require minimal buyer convincing Close smoothly and predictably The result? More repeat buyers. Fewer fall-throughs. Stronger reputations. In a market like this, speed + certainty beats ego every time. Stack the simple wins, keep your pipeline moving, and let consistency do what hype never will. If you’re seeing more clean deals move faster lately, you’re not imagining it — the market is rewarding discipline again.

Im so sorry to post this under an established post, not sure if itbos frowned upon, but guys, I have a very motivated seller who is ready to get rid of a property. I have had a couple of talks with their representative and they are ready. They want me to present an offer to him, I just dont know if this is a good deal. If anyone is interested in maybe helping me out, I TRULY WOULD APPRECIATE IT! Property is in Shreveport, LA. THIS COULD BE MY FIRST!!!!!!!!
