Safe Harbor Rules
I finished renovating one of my short-term rentals, and some of the costs qualify under the safe harbor rules. I understand that taxpayers have to make an election on their tax return to use this safe harbor—how exactly is that done? Is there a specific form or checkbox for it?

Material Participation
Can both hours of a husband and wife count towards a STR activity if only one spouse is the sole owner of the LLC that owes the STR? I might be overthinking it here...

Yes, both the husband and wife’s material participation (MP) hours can count—but each should be engaged in distinct MP activities. It’s difficult to substantiate the hours if both are performing the exact same task at the same time.
Depreciation versus expense
Before an STR property is placed in service, renovations typically need to be capitalized and depreciated. However, can items that fall under the $2,500 de minimis safe harbor threshold still be expensed instead of depreciated (even before the property is placed into service?

So things like Ecobee thermostat, Ring cameras, Schlage locks have to be capitalized and depreciated even if they are under $2,500 each?
