@David Fernandez Your right about the crime in Detroit, crime report states that its 48204 — ~89.44 crimes per 1,000 (very high crime, F grade). but like ever city you will have areas to avoid. Just choose a area that has high rents, and lower crime to your liking.

I'm in the same stage of development. I decided to look at where the highest HUD rent payouts where located in the USA, and over lap that with low cost Median houses in those zip codes. Then I researched crime rates in those zip codes to stay out of high crime area. This gave me area of the country where my cash flow would be the highest, but wouldn't be a pain with all the high crime in the area. So know that I know where I'm going to fish, I now need to catch the fish. LOL So I'm learning what is going to make for a good section 8 property, and what would be a accepted COC, and ROI for my investments. After years of owning long term rentals. I'm thinking that if the section 8 rentals have a cash of cash of 20%+, and cash flow of $400, with 25% of the rent going to expenses I'm looking at that property. (i've got a winner) I would also suggest that it's important to purchase a property that needs as little rehab / repairs are possible. But let me know if you need any help, I know about rehab, long term rentals, Airbnb, Group Homes. I only have 1 section 8, so I'm still learning about that. But we are all here to help.

Celebrating the closing of the Rainbow Cove Apartments (42-units) in Corpus Christi, TX, here with the former owner, his wife and the property manager. We joked when we met the owner at the property, telling him to look for the "No Trespassing" sign, since he is no longer the owner. Blessings to you all !!!
