How many note deals have you done?
There's a moment that ends more note investing careers than any bad deal. You finally find a good opportunity. The seller is sitting on non performing loans they'd genuinely love to move. You're ready. And then they ask: "How many deals have you done?" You say "none" — and the conversation is over. They're not being rude. They're managing risk. Why would they hand distressed paper to a stranger? And that creates the catch-22 that traps investors for years: → You can't get deals without credibility. → You can't get credibility without deals. Shaun; still active in the secondary market for residential and commercial property Loans / Notes. Not interested in hard money originated loans (exception is on occasion when they go bad and become non-performing and the lender really wants out). Very much interested in what I stated above; Scratch n Dent originated loans which cannot be agency traded due to the flaws the exist and the TRUE Non conforming type of loan product; Seller Financed (purchase money) 1st liens, Wraps or AITDs, etc. Will consider ALL states.

Unless I missed this; Is there Any insights on HOW the original $100K loan/note was created? Was it from a Purchase Money Seller financed sale and if so what was the property sales price when SOLD and the buyers down payment commitment to the property when they purchased it ?

@Robert Hytha - and that is the MYSTERY - seems to be a pretty high LTV (about 84% of the estimated property value).
