Home-buying step-by-step process
We're first time home buyers, and the process of going without an agent is frankly pretty intimidating. (2.5-3% off the price is strong incentive to consider it though.) If we move forward without an agent, I really want to know the process inside and out. I want to know exactly what we need to do and when. Attached (in 2 file formats) is the result of my research efforts thus far. Is there anything that I'm missing, or that is inaccurate on here?

@Katherine Andersen ; Was there any specific language, framing, or caveat you used when introducing yourself as a self-represented buyer that you felt helped the listing agent take you seriously? I’ve studied contract law, helped draft legislative proposals, and spent years as a DJ/MC, so I understand, grammar, tone, timing, and direct language matter when you need to convey confidence, competence, and clarity to someone as important as the seller’s agent That is probably already from the start not wanting to listen to you. I've dealt with this with the judge and the first 5 words that come out of your mouth or on paper better be profound. lol. Thank you in advance for any insights

@Sherry Mcgarity if they are telling sellers "its the law",,,which is a flat out LIE. they just need the agent to put that statement in an email
