Here’s my go-to "Discovery List" when I’m sitting across from a seller: - Timeline: How long has the property been on the market? - Strategy: What’s your current game plan? Are you only listing online, or are you working with other agencies as well? - Market Feedback: How many people have actually toured the home? (If they say "a lot" or "a few," always dig deeper for the exact number). - Quality of Leads: Out of those visitors, were there any serious offers, or just "window shoppers"? - The "Why": Why do you think the house hasn't sold yet? (Listen closely—this is where they reveal their biggest frustrations). - Motivation: If you don't mind me asking, what’s the main reason behind the move? - Pricing Strategy: What was your logic when setting the initial price?
