Good afternoon all, I wanted to share an opportunity relating to a residential development site we are currently securing and where we are seeking equity investment. The scheme has strong headline metrics and full supporting documentation available for review. Location: Beckenham Proposed Scheme: 15 Apartments Key Project Metrics: Gross Development Value (GDV): £7,275,000 Total Build Costs: £3,525,000 Total Land Cost (incl. acquisition): £1,980,629 Total Land & Development Cost: £5,505,629 (un-geared) Funding Structure: Total Equity Requirement: £1,000,000 • £500,000 already committed by an existing investor • Seeking £500,000 to complete the equity raise • Opportunity available to invest the full £1m by arrangement. Morning all, I wanted to take a moment to introduce myself and DMR Homes to the group. We are a residential property developer/house builder specialising in high-quality, small-scale developments across London and the South East. Our focus is on delivering thoughtfully designed schemes—typically up to around 10 - 15 homes per site and 25-30 across the year —that combine strong architectural design, build quality, and long-term value. Outside of work, Canterbury Rugby Club is where you’ll find me most home games…. Hope you’ve all had a good week and I’ll be posting a couple of up and coming deals.
