PETITO - Arkansas property
Property - Working on a single family home in TN. Just found out that there is also a home in Arkansas that is involved. Equity - $100-$120k in TN. $50-$70k in AR Title - name on the deed is some that died 2018. Interested Party - single heir grandchild of the decedent. Threats - never done a deal in Arkansas. Don’t know what I don’t know? Opportunity - 2 deals in one with. Single heir Looking for any help of insights on navigating Arkansas.

@Ellis San Jose yes spoke with him today. No plan. Overwhelmed. Both properties are delinquent in taxes and have been vacant. Very open to doing something with me. I didn’t know about the AR property until this call so told him I needed to check that one out and get back to him tomorrow. Looks like I might not have to do a full probate on the AR property based on the facts I know but if anyone knows an attorney for that state please let me know.
