@Adrian Cormican @Vish Medtia - age old problem ………. and what happens when lender’s valuation comes back lower than your offer?? Does anyone have a process to ‘manage’ this so that the seller doesn’t just say - oh well, and walk away, leaving you with a large bill and many months of time wasted on DD. I believe there is a better way ………..

……. this I must see!! I’m being negative, far from it. When someone first said ‘AI’ to me, I said, that’s not for me thanks. I felt at ‘50 this year’ I was very much ‘old Skool’ !!! It took me about 30 seconds of using ChatGPT to be blown away. Covering letters, legal advice, product comparisons, data comparisons - the list is clearly endless. So - let’s see what AI can do for development appraisals!!

No agenda. Just a few people showing up and seeing where the conversation went. We managed to cover quite a bit of ground: Scottish cricket… if such a thing actually exists A few scar stories from property deals over the years Dodgy business partners Freehold purchases And a handful of other property rabbit holes Exactly the sort of conversation that tends to happen when people who have been around the industry for a while get together. Thanks to @Jamie Mckinnon @Martyn Pollock @Andy Dischamps @Russell Archer @Andy Everett for dropping by! These sessions are proving to be a really good way of getting to know the people behind the names in the group. If you’ve been meaning to join one, even popping in for ten minutes is worthwhile. You never quite know where the conversation might go.

Funding a £14m - early look for the community
We’re about to send this case study out to our wider network, but I wanted to share it here first. A developer approached us seeking funding terms for a 5-house residential scheme with a £14m GDV. The least aggressive terms required £1.23m equity and provided around 55% leverage. After reviewing the deal and speaking with lenders, we were able to restructure the facility to: • £9.64m loan • £225k equity required • 70% leverage So the developer will potentially be able to move forward with over £1m less equity into the deal. I’ve attached the funding comparison so you can see some options from the market side-by-side.
