Good afternoon all. Allow myself to introduce....myself.... Long time lurker and consumer of real estate knowledge with little application and the time has come. My wife, kids, and I are plunging in. I'm 50, wife, 3 kids, 2 in flight school, one we are trying to keep out of jail. Main goal is to set. our kids on a path to financial freedom through real estate and help ourselves a bit when we fully retire, passing things along to them. Already grateful for the community and look forward to being an active member.

When it comes to investing, what’s the thing you worry about the most? Maybe it’s: Buying the wrong property. Getting a bad tenant. Losing money. Not having enough reserves. Waiting too long to get started. Wondering if the market is about to do something crazy. Or maybe you already own rentals and there’s something completely different that keeps bothering you. I want to know what YOUR thing is. Not because I’m trying to sell you something. I want to know what we should be talking about and teaching in this community. So, what’s the investing thought that keeps you up at night? There are no wrong answers. Unless you say “tenants calling at 2 a.m.” That one has a wrong answer: Stop giving them your phone number.

I've been house-hacking for exactly one year now, and it's amazing. It was like giving myself a 20% raise, while working for 25 years at a university that is always using each national crisis as a reason to keep wages low. 9/11, Great Financial Crisis, COVID, Tariffs, and now AI, oh my! So that led to house-hacking, and it's the first time I've felt old fashioned meritocracy since working a lumber company 60-hours a week in my early 20s. I'm here for community and to build confidence and knowledge to get this first house hack stabilized, and to lay the groundwork to buy a second. I want to put this university nonsense behind me and start living a life that makes common sense.
