This deal should’ve closed… but the title company fumbled it 😬
Had a Double Close lined up and ready to fund. Then the escrow agent sends the A-B contract + HUD to the end buyer and their lender… Yeah… you already know what happened next. My borrowers $100K wholesale fee lost 💀 Deal = stalled. Let me say this straight up... That’s not a “mistake.” That’s a title company that doesn’t understand Double Closes. Got a call from my borrower today… frustrated, heated, ready to go off. And honestly? I don’t blame him! But feeding that energy doesn’t fix deals. So we shifted gears: 👉 Acknowledge the problem (don’t ignore it) 👉 Refocus on what can still be controlled 👉 Map out the next move to keep the deal alive 👉 And yeah… gave him a quick reality check + pep talk Because deals don’t die from problems — they die from how people respond to them. I still believe this wholesaler can get this done! How would YOU handle this? • Kill the deal and move on? • Switch title companies and push forward? • Try to salvage the current buyer? @Lewis Martin Agreed! Yeah, this wholesaler came to me after he opened escrow so there wasn't a chance I could refer title companies that are wholesaler/investor friendly. Very expensive lesson indeed.

We're all here trying to be successful and achieve our goals, so if you can and you're willing— PLEASE be of some help & assist your fellow pupils in this skool community!! REMEMBER—You all are getting wins because someone has GIVEN YOU A CHANCE! Pay a good deed forward. I was all over the place yesterday asking for a copy of a vacant land purchase agreement and sale contract. I reached out to numerous Skool members who vaguely ignored my requests. Because of that, I decided to create my own contract. I spent HOURS creating it but I would be more than willing to spend seconds emailing it over to those who need it, out of the kindness of my heart. I wish you all success in your future endeavors. 😘

Great mindset to have! I've been in RE for 6 years. I started and did some flips & buy and holds solo. I ran out of my own money and didn't realize connecting and collaborating with others was important! Once I made the switch, changed my mindset, helped others too - abundance just happened naturally! Lead with value always. Be open to collaborate with others. Do great things!
