So for context I found this lead from off market out reach and after they confirm that they’re interested to sell. But for the right price. They weren’t exactly eager to hop on the phone to discuss more about the properties. So they instead gave me everything I need. The house is owe free and clear, no repairs or updates needs to be done. Roof was updated two years ago. They’re asking 185k for the home and the arv from what I found out last was around 200k and so Id say this is a warm lead not a hot one but because they sent me this text last night. It sounded like they’re eager to sell.

Hey has anyone here is familiar in working with dispo agency and how they work with wholesaler since they don’t do jvs.

So right now I’m trying to land my first deal text blasting using google voice. And I know Zach and Rick said the limit for texting and calling from google voice a day is 15-20x. So my question is. If for each number I cold call 20x and send out only 20x a day ( per number ) that wouldn’t suspend my account right ?.
