How I Structure Private Development Partnerships (High-Level)
A lot of people in this community ask questions about investing, partnerships, and how real estate development actually works behind the scenes. I want to clarify something at a high level, purely for education. In my projects, I operate as the developer and operating partner. That means I’m responsible for: - Finding and underwriting opportunities - Structuring the deal - Managing entitlements and approvals - Overseeing construction and execution - Managing the overall strategy and exit Private partners, when involved, typically participate on the equity side. This is very different from what most people see online around “passive income” or quick-turn investing. Real development partnerships require: - Long-term thinking - Comfort with timelines and execution risk - Clear roles and expectations - Alignment before any deal exists Because of that, I don’t raise money publicly, I don’t pitch deals online, and I’m very selective about who I work with. Not because of exclusivity—but because alignment matters more than capital. I’m not discussing any active projects here, and this is not an offer or solicitation. This is simply meant to explain how these partnerships are typically structured and what mindset is required on both sides. For those who want to understand the process in more detail—before any deal is ever discussed—I’ve put together a short overview that explains my
Do you want to see what other mentees are doing?
CORE fam, Because you’ve completed the CORE Real Estate Development Program, I’m opening the door for you to actively participate in my weekly Developer Roundtable. This is the same group I typically reserve for past mentees and advanced students — where we meet weekly to discuss real, active development projects and the exact issues developers are dealing with right now. What happens in these calls: - Live discussion of current deals (site selection, zoning, underwriting, financing, execution) - Real problems, real numbers, real decisions - Open Q&A and group feedback - Strategy conversations designed to push projects forward, not theory Because you’ve taken CORE, you are not an observer. You’re eligible to: - Present your project - Ask questions - Contribute to the discussion - Learn alongside other active and aspiring developers You’ll also get full access to all call recordings, so nothing is missed. Cost: $50/month Commitment: Month-to-month Value: Being in the room where real development conversations are happening If this sounds like the accountability, exposure, and next-level learning you need right now, comment “IN” below or DM me and I’ll send you the details. Let’s keep building. Do you like this personality?
