Hey everyone, I figured I’d introduce myself a little more personally. My name’s Anthony, and real estate has pretty much taken over my life in the best way possible. I currently own four homes. Two are short term rentals and two are long term rentals, with one of those being a full BRRRR deal I did after going down the BiggerPockets rabbit hole a few years back. What started as curiosity turned into something I genuinely love doing. Over the last year, I’ve managed over six figures in short term rental revenue here in Gainesville, and most of my time is spent trying to get better at this craft. Pricing, systems, guest experience, and operations. I am constantly refining something. Gainesville is a unique market, and I have made it my focus to understand it deeply rather than trying to operate everywhere at once. I run a full service short term rental management company, and I think a lot of people don’t realize how hands on this business actually is. It’s not just answering guest messages. It’s daily pricing strategy. It’s building cleaning systems that are reliable and economical. It’s understanding platform SEO and how to optimize listings. It’s distributing properties across multiple booking channels. It’s inspecting homes, solving problems in real time, and being available when things go wrong. I’ve been in guest facing hospitality for about seven years, so service has always been a big part of how I operate. At the same time, I have a background in Information Systems from the University of Florida, which is probably why I enjoy the numbers and pricing side so much. I genuinely like organizing data and turning it into better decisions. I’m also part of a program called Cracking Superhost, which has pushed me to think bigger and operate at a higher level. I invest heavily into learning because this industry changes fast and I refuse to stay stagnant. On the creative side, I’ve pushed design too. I built a fully themed Underwater Airbnb just to see how far I could take an idea and make it perform. At the same time, I’ve made very simple homes perform well. I’ve learned that creativity is powerful, but systems win long term.
