$220K rural travel plaza conversion — freight corridor, C1 zoning confirmed, 157 trucks/day (Middle TN)
I'm looking for a buyer who thinks in terms of repositioning and multiple income streams. Owner-operators, travel plaza investors, or passive income buyers who understand the truck parking shortage story. Here's the link to the property https://go.realtracs.com/1jd1t1b

Hey guys! I hope everyone in the Nashville area is safe and warm. Things have been crazy and people have lost power and most people don’t have Wi-Fi yet including myself lol. We will need to cancel the call tomorrow that we will be right back the following Wednesday! Please stay safe and let me know if there’s anything I can do to help y’all!

The best lists for beginners to call
If I were starting out today and trying to land my first — or next — creative deal, these are the lists I would focus on first. Not fancy. Not complicated, just effective. 1) Expired listings These homeowners already tried to sell… and it didn’t happen. That alone makes this an easy conversation. You can lead with something simple: “I saw your property was listed at one point and wanted to see if you still had any interest in selling.” A lot of these owners: • Didn’t have enough equity to sell • Couldn’t get the price they needed • Ran out of time or patience That’s often where creative solutions make sense. 2) Probate These can be very lucrative. In many cases, heirs inherit a property they don’t actually want. When there are multiple family members involved, speed and simplicity matter more than squeezing out every last dollar. Many would rather: • Take a clean, quick solution • Avoid family conflict • Avoid listing the property • Avoid floating the mortgage, taxes, and insurance If you approach these with empathy, they can turn into great deals. 3) Pre-foreclosures These are powerful because there’s a timeline. That said, there’s a lot that goes into these deals. For beginners, I’d recommend: • Starting elsewhere first • Or doing a lot of research • Or partnering with someone who knows what they’re doing They’re not impossible — just more complex. You don’t need every list. You need one list you can work consistently. Question for the group: Which of these lists are you planning to try in 2026? And which one has been your favorite so far? Drop it below 👇

I'm a licensed broker so I have access to those expired lists. If you aren't licensed what would be the best way of finding those expired listings?

@Evan Ragsdale I haven't but that's one of my questions for you tomorrow when Kross and I meet with you
A tip for anyone with extreme phone anxiety
When I first started, I was terrified to call people. I was convinced I’d sound stupid. That might sound ridiculous to some people. But it was very real for me. And this group exists to help people get their feet under them and start moving. If you’re scared to talk to someone on the phone, it probably means one thing: You’re not making dials. So here’s an experiment for this week. Not next week. You must physically dial at least 10 phone numbers. I don’t care what list it is. • For Sale By Owner • Expired listings • Agents on the MLS • Any homeowner list The list doesn’t matter. The point is you’re making dials. For the first week, here’s the rule: If you’re too scared to talk when they answer… you’re allowed to hang up. No guilt. No shame. And if you do hang up, you get two options: • Push past the fear and call them back and say “Hey, sorry — we got disconnected.” • Or send them a simple text instead. But you must make the 10 dials and build the habit. What usually happens is funny. You realize it’s a complete waste of time to dial without at least: • Leaving a voicemail • Sending a follow-up text • Eventually talking when they answer But that comes after the reps. I can’t tell you how many times early on someone answered and I immediately hung up because I was scared. This simple exercise helped me get past that fear. Hopefully it helps someone in here today. Comment below if you’re going to try this this week. 👇
