Carolyn wanted to help her daughter become a homeowner and create a family legacy.
When we started working together, I encouraged her to change the conversation. Instead of only talking about the news, weather, and sports, start talking about real estate. So when her daughter asked what she had been up to, Carolyn nervously said: “You’re probably going to think I’m crazy, but I just started coaching with a real estate investment coach.” Her daughter’s response surprised her. She and her boyfriend had found a home they desperately wanted to buy, but they believed homeownership was out of reach. Within a week, Carolyn had the property under contract. We then created a creative structure that gave her daughter and her boyfriend five years to work toward ownership. They moved in, renovated the home, and had a clear goal in front of them. They weren’t just renting and hoping to buy someday. They were living in the goal. Depending on the structure, arrangements like this may be called a buyback, rent-to-own, or lease option. Sometimes people don’t need a handout. They need a hand up, a plan, and the right structure. This is also similar to the strategy I used to buy my own home after a major business collapse. Not "had a rough year" lost it, I mean the recession took the whole thing down to zero. We did all of our investing in Alberta, and had to rebuild from scratch after moving to the Okanagan. Over 300 deals later, more than $100 million in transactions, and a portfolio built on creative financing, seller financing, partnerships, and private lending. Deals most people think you need a bank and perfect credit to do. You don't. I've done them without either. That's what this community is about. Not theory from someone who read a book, real strategies from someone who has been broke, been burned, and figured out what actually works on the street. Condos, mobile homes, low money down, no bank qualifying, lease options, rent to own. The stuff they don't teach you anywhere else. Today I run a real estate investing education platform, host the Okanagan Real Estate Investment Group, and own houses, condos, development properties plus a 100-unit storage facility in West Kelowna. Check Your Credit Before You’re Ready to Buy
If homeownership is your goal, do not wait until you are applying for financing to check your credit. Use Credit Karma as a starting point, then consider reviewing your information through Equifax Canada and TransUnion Canada. Your credit report is information, not a verdict. Check Your Credit Before You’re Ready to Buy
A bank denial doesn’t automatically mean you can’t become a homeowner.
I’m standing inside a vacant home owned by a motivated seller. The seller lives outside the country, doesn’t want to manage a remote rental, and doesn’t want to sell the property for a huge discount. That creates the possibility of a creative solution that could work for both sides. Potentially: - The seller gets relief from carrying costs - The buyer gets a path toward homeownership - The deal is structured around the actual situation instead of a bank’s standard checklist - I’ve personally purchased two homes for my family using creative strategies, even after a 420 credit score, bankruptcy, and foreclosure. That doesn’t mean every deal works. It means there may be more than one path.
