Good morning AFL Family My name is Sabrina and I have recently joined the AFL Community. I am new to property game and my strategy is to start as a deal sourcer helping investors to build wealth .My long term goals are to build my own property portfolio to secure financial freedom and to get out of the Matrix.! That makes a lot of sense, @Sabrina Richards . Deal sourcing is one of the best ways to learn the market, build confidence, and generate capital without needing a large amount of money upfront. I actually started with no startup capital myself, and when I tried relying on loans and even investors, it didn’t work out as I expected. What really changed things for me was building a separate income stream alongside property, which gave me more flexibility as I grew. Do you currently have any other income stream that you can use to help fuel your property journey?

The Biggest Challenge in Property Isn't Finding Deals. It's Cash Flow.
I've noticed one struggle that keeps coming up. People have the motivation. They have the knowledge. Some have even found great deals. But they don't have the cash flow to move. When I started, I realised relying on one source of income made every property decision feel risky. Everything changed when I focused on building consistent monthly income alongside my property journey. That gave me the confidence to fund opportunities, negotiate without pressure, and build a track record that eventually attracted investors. Property is a long-term wealth vehicle, but strong cash flow gives you the freedom to stay in the game long enough to build that wealth. I'm interested to hear your thoughts. If you had to choose one, would you focus on building cash flow first or long term wealth? Why?
