New Here - Introduction
What’s up everyone, my name’s Mawil. I’m a real estate investor, content creator, and entrepreneur currently focused on scaling both my portfolio and personal brands the right way. I currently own 3 units, including a rental property in Puerto Rico, and I’m actively looking into opportunities across Florida with a focus on long-term appreciation, cash flow, and creative financing strategies. Outside of real estate, I also work in media/content creation and have been building multiple social media brands around entrepreneurship, family, mindset, and business. Long term, I want to combine real estate, content, and community into something much bigger than just owning properties. Quick background on me, I immigrated to the U.S. at 15 without knowing English, became the first in my family to graduate college, and I’ve been obsessed with building ever since. Excited to be part of the community, learn from everyone here, bring value where I can, and connect with people who are serious about growth and investing.

Needing help as a New investor
Hey guys my name is Hayden Saldana, and last year I bought my first property for 15,000 and I fully remodeled it from top to bottom. Currently it is my primary residence and I haven’t gotten it appraised yet and it’s 100% paid off. Well it’s the only asset I have at the moment and I was wanting to get into real estate and I’m willing to sacrifice a little right now so I can get my rental business rolling. My house only appraises for $32,000 but that’s because they have the property listed as a junker. I was just wondering what the best way to get my cash back out of the house. I’m interested in a dscr loan but I don’t know where to start. Is there anyone who can help me get started? I am willing to rent out this property and move into an apartment for a while and work on growing my portfolio. Any help would be much appreciated

I agree. Real estate done correctly, tends to be a little boring. We use the same cabinets, the same flooring, the same countertops, the same fixtures. Doing it with "people you enjoy doing life with" is also a major bonus!

He's now doing a cash-out refi at 75% LTV — that puts $96,750 (Minus closing costs) in his pocket at closing. After paying back his $76,900 all-in cost, Sean walks away with nearly $20,000 CASH and still owns the asset. That's the whole game right there. The brick painting and siding looks great too! Did you save those cabinets or did you do new? I'm in the Houston market and we can't get rehabs done at those numbers any more. Still though... your came out great!
