Novations
How successful are novations with distressed properties? Is it even worth it? Iv always kept novation pitch for semi nice properties that need little repair. Thoughts?

It can work but oftentimes only slightly higher than a cash price. I would say more market knowledge is needed here as well For example: Fairly nice property: would likely have a $30-40K higher novation price higher than its cash offer You are going from cash buyer/investor to end user/family using a loan. Completely different buyer pool Distressed property: Might only be $10K or so higher. Buyer pool is fairly the same but you’ll reach much more people and maybe some DIYers doing a live n flip. But this property may sit longer I have done one and put it on the MLS still to seek a cash buyer and ended up assigning it for $15.5K when I think I would have just had a wash or squeezed out a $1-2K off market
Subto/Flip Combo
Quick Idea while writing this question. Maybe create a Q&A section on here and then answer them on the calls? One for Chris, have you ever dispoed a flip deal subto? Allowing the end buyer to take over the mortgage subto during their renovation and then seller gets paid a portion of the proceeds? or a combo of the 2?

the service many people use is investorbootz. Know that there is a markup. What I do, assuming it is just a cash deal is get someone on task rabbit. If it is a novation/mls, I use squarefootphotography.com for my professional photos, they are great everytime.
