Finally, after half a year trying to figure what path to take and getting pulled in every direction due to FOMO (watching videos and attending multiple zooms) After speaking with Q I have a direction and now I can build momentum with purpose! working on building the foundation of my REI journey! LIFE IS HARD...DON'T EVER GIVE UP!
So I am going to share some things with our community. I started my real estate business back in 2003. I had just finished obtaining my MEd in Instructional Technology, and realized the school district I worked in basically hired folks with this degree as glorified campus IT techs. NOT what I signed up for. I was trained to teach educators in the use of "new technology" (at that time), not to teach teachers how to turn on their computers or hook up different hardware or download software. I went back to post graduate school and worked on my certificate for Texas High School Principal. During the next 3 years, I continued teaching and coaching, and worked on my real estate business. I made a HUGE mistake. I took on a "partner" who ran my business while I did what I had to do (doesn't sound so bad, does it?). I did learn a lot from him, and he established my first actual real estate investing firm (in the form of a corporation, with me as the Owner/CEO and a board of directors [friends and family]--DON'T DO THIS!). By the time 2008 rolled around, I had some real estate projects up and running and I was about to become a high school Assistant Principal. I asked myself, "Why would I want to take care of 2,000 other people's children, when I have 3 small children of my own to take care of?" Plus, I literally made quite a bit of money doing real estate. So I resigned (If you have a Just Over Broke, DO NOT LEAVE IT UNTIL YOUR BUSINESS IS GENERATING AS MUCH OR MORE CONSISTENTLY), to run the corporation. I listened to the "partner," and next thing you know, I was SUED because I had 3 houses that were approved short-sales (banks had agreed to sell the homes at a deep discounted rate, in order to not foreclose). I had three families move into the homes for an average of $3k-$5k down, and I cashed flowed $27/mo. on average, while I waited for the short sales to conclude. In 2009, the banks (WF, BOA, and CHSE) all did "robot foreclosures" (Illegal) on about 15 million homes in America. My three were part of it (I did not find this out until it hit the national news in 2011). Other than meeting with the folks one time at contract signing, the "partner" did the rest. The "partner" had other things on his agenda (which turned out it put him in federal prison--that is a complete other story in itself and had nothing to do with me), so as he started getting investigated at the same time my 3 houses were being foreclosed on, the folks in those homes decided to come after us (well ME, at the direction of the "partner."). The rest, as they say is history. My credit was tanked, our finances were ruined, and my family suffered. Why? Because I was brought up to be a MAN. I took full responsibility, (since I had family and friends on the board, I did not want them to go through anything), and I took the whole brunt of everything. $65k later, I was broke and out of business. Luckily, God has Blessed me with a wonderful and loving wife (we have been married 24 years now), and my kids are all 22-18-17 years old. I started (SLOWLY) rebuilding my business (IN THE FORM OF AN LLC), and I am here now. I have made some money, and there have been many periods of time where I have made $0 (last time I made money was 8 months ago!). It's a tough gig, boys and girls. You have to have a passion for it. A drive. This is a great community to seek like minded people who want to learn. I want this. My only concern, is that I have to make $$ for my family, so I Uber. Many times I spend a lot of time driving people (GREAT FOR NETWORKING!) around, and by the time I get home, and attend to my family, I'm dog tired. So I am asking for your Prayers. I MUST DO THIS. I CAN DO THIS.
