How do you get started with little to no money? I live in Pennsylvania, and PA requires a real estate license to wholesale. Can you virtually wholesale for other states?

Just a piece of advise. Buyers dont like that they determine the repairs stuff i know from experience. Be professional do your due diligence. It shows you mean business and you'll be respected. You can get a contractor to do a free estimate. I always have them give me a bare bones estimate to get it rented and an estimate that will get it to retail value. People like options and then you can plug that into a formula and use your due diligence as a negotiation tool. Trust me I do this and my contracts are presold. Thank me later.

Chat gpt can help. Just make sure it has your state and county for specific laws, and I always advise you have a real estate lawyer look it over to be sure it has all the legal jargon. Try to keep it simple within a page or two. You can find a real estate lawyer near you that will do a free consultation and then pay them by the hour after and never pay them a retainer or by percentage

Theres no secret. Two words that you need tostudy: FULL DISCLOSURE Also learn what a purchase and sale agreement( PSA) is. One important disclosure The contract is asiignable Two of the most important clauses: Property Condition Disclosure (which reveals known material defects) and the Lead-Based Paint Disclosure. You can do a deal without it costing money other than marketing, but you still will have to pay an Ernest money deposit (EMD) most times but when you assign that contract to a buyer have them also pay and Ernest money deposit 10x what you deposited in escrow usually done within 48hrs of signing a PSA. That way you always make money even if a buyer backs out. You also want to make sure you have an inspection period in place just in case you want to pull out for unforseable reasons. Title fees and title insurance is usually due at closing so find out what that will be from your investor friendly title company that work with wholesalers so you can figure those costs to your assignment which also is important to mention in your PSA that there will be an assignment fee paid by the buyer at closing to you the third party between seller and buyer.
