Multi under 3M SFR looking for rehab to flip Multi can be rehab or B&H There is a VIP buyer box also Here’s a quick rundown of the buy box our VIPs prefer: Property Type: Distressed properties in D-class to B-class neighborhoods. Location: Greater Tampa Bay area and surrounding counties (Ideally, within an hour or two from TPA) Rehab Costs: $10,000 - $50,000. Equity: Looking for built-in equity with rehab needed so that we can add sweat equity. Investment Strategy: Short-term equity growth, long-term cash flow. (BRRRR method) Rental Focus: Long-term rentals with Graystone’s property management support. Deal Types: For our VIPs, mainly single-family homes and 2-4 unit multifamily. Cap Rate: Minimum of 6%.
