Using Comet to Pull Comps for RE Agents
I have been testing a use case for Proplexity Comet to pull comps once I am in the MLS. This way the data is pure. Using a simple prompt "I need you to pull comparable homes for [address]. I have loaded up the MLS for you". Still need to double check all work. However, it does save time ;)

I have been doing the same. The only thing I did changed now is that I use RICE method on this prompt (R-role, I-instruction, C-context, E-example)...so I started the promo with - "you are a real estate professional". Curious if it would make a difference if I said "You are a real estate appraisor..." Not totally sure that the results are any better - but..never hurts ;)
Getting Better Results from AI
This was an interesting video, but this particular point in the video (starting at 7:28) was useful to me. LLMs don't think ahead, so by telling it to think ahead you improve the outputs. I told ChatGPT to do this always for me so now it does it with every answer and I can bypass it if I want to. At a minimum, it streamlines the process to a better outcome.

Real Estate Investing with AI
Nearly 1 in 4 home sales in the U.S. today involves a real estate investor—about 1.2 million homes a year. And the vast majority of those deals aren't done by hedge funds or institutions. They're done by small, everyday investors—the kind of clients you could be working with right now. If you want a bigger share of that business, you have to learn to speak the language of investing. It's a sport. And like any sport, you need to know the rules, the language, and how to keep score. That’s what this session was about—how to use AI not only to build your own portfolio, but to serve investor clients more strategically. We walked through live demos, deal analysis tools, and how to better communicate with clients who are, or would like to be, real estate investors. 📘 → Notion: Full Recap + AI Investor Ideas Playbook + Seller Finance Calculator 🎥 Watch the Replay ↓
