December Deal closed 12-04-2025 ❤️‍🩹 ❤️‍🩹
I closed a deal today on December 04-2025. This deal took six weeks to close. I thought I had lost this deal because at the last minute the buyer was asking for a discount because it took so long to close. He kept extending the closing date. I told him the numbers were tight on this deal and I didn’t have any room to give him a discount. I was thinking this deal is not going to close. The next day I got an email from the title company saying Congratulations This Contract Has Been Funded. ❤️‍🩹 Just think if I had gave him a discount. I would have lost a few thousand dollars. What a way to start December. ❤️‍🩹

I figured I’d share a quick update and an opportunity for anyone looking to close more deals or partner up on something active. Right now, I’ve got 50+ contracts pending in Florida, and I’m looking to move them quickly. The mix is about 80% vacant land and 20% distressed SFHs (mainly 3 bed / 2 bath). These are all motivated sellers who are ready to close fast for the right price. I’ve already run full comps on every property, verified the situations, and I’m in consistent communication with the sellers — so the groundwork is done and the intent is solid. Day 40 Of taking action
I was able to get on the phones today. 38 Calls 25 Address 4 leads 3 conversations 1 offer made 0 contracts I was able to get a few calls made today. It was tough after a while of not cold calling. I wasn't able to get a full hour of calling in today. Had to put together 3 comps on 3 different properties to make offers on 2 tomorrow. Being able to quickly Price Comps, Anchor Price and MAO, and Repair Estimates and now Seller Finance options. All i have to do is pick 4 comps and the Workbook does the rest of the work. Linking these pages together has been a blessing. This page allows me to work out how much cash flow is possible at current and market rate to see what the numbers look. This will help me find another seller finance deal to purchase. Has anyone wholesaled a seller finance deal before? I would like to pick your brain.

My first Wholesaling attempt
Lately I've been in analysis paralysis and really I just need my but kicked and get focused. However today I had a lead from my local market from my wife who knows this lady who wants to sell her home. Ive been trying to set this up for a week so it was time to meet this lady. The lady wanted $200k but her house wasn't worth that as is. ARV is about $183k Repairs approx: 30,000 Zillow was showing it at $100k I figured I could help her see her house wasn't even close to her asking price by showing her local houses selling for less while being renovated. On top of that Zillow was pricing it $100k below her asking price. So I lowballed her at $85k. In the end she wasn't motivated enough despite wanting to move. So here's the kicker...... I had to talk to her without knowing her language. She spoke Spanish and I don't. Luckily my wife speaks Spanish and was able to translate all of this to her despite not knowing anything about wholesaling. Props to my wife! In the end it was my first attempt and I needed to get my feet wet and I did even with a language barrier. I will tell anyone that if your afraid of talking with people (like me) then just do it and just do your best. IF YOU FAIL SO WHAT! Just keep doing it and eventually you will get used to it and succeed. Do something, you will be glad you did even if you fail.
