I love this space because, honestly, I had never done anything related to real estate before. I was completely ignorant to all of it. All I knew was, “I bought my house, I pay my mortgage every month, and that’s that.” 😂 Which is probably why I’m currently in a house I most definitely overpaid for and still owe around $250K on. Even though I’ve learned paying it off early may not be the smartest financial move, I’ve still kind of fallen in love with the idea of owning it free and clear. But anyway, once I got into real estate, I started learning about curative title, probate, heirship, tax delinquent properties, and messy title situations and I got hooked. So far I’ve done a handful of deals and still have a couple I’m working on. One thing I’ve noticed is that the spreads on these messy/title-heavy deals can be way bigger than what I usually hear about in regular wholesale or novation deals. I’m hungry now though, and I’m trying to learn more about PPL and paid lead systems because I currently spend a ton of time hunting my own leads. My biggest source has been delinquent tax lists, then scraping those for deceased owners. It’s honestly crazy how many people pass away without wills. Then the hunt begins — finding heirs, some of whom don’t even know they have an interest in a property at all. It’s a wild world, but I love learning it. I’m curious about paid leads though. Are they usually exclusive, or are they sold to a bunch of different investors at the same time? We’re also in a crazy age of AI right now, and I’m trying to figure out how to use it as much as possible in this field. This space is so competitive. When you Google something like “I want to sell my house,” it feels like 50 ads pop up from giant companies. How does the smaller guy eat with all these whales in the water?
