Mostly houses, generally freehold and easier to add value through refurb as no freeholder permission needed. I have seen some good value flat deals though and generally will go where the money is. London seems to be offering some good opportunities with short leased flats at the moment but until the new legislation goes through and we know exactly what it looks like its a bit of a gamble. Though I do feel prices are depressed. If you can buy and hold and the legislation goes your way and its cheap to extend the lease then you could be sitting on some easy margin.
Ways of getting deposit for first property
Would love to know people thoughts on ways of covering the deposit for first property. Like what options are out there if someone that wanted to get into property and start building a portfolio but wouldnt necessarily have the 20k etc to put into the property.

I think if you have no money for a deposit then you really need to build an environment where you begin to create a network of contacts and relationships. There are loads of ways to get in the game but the biggest opportunity to go from 0-deposit is deal sourcing. It is a skill you will need anyway so it makes sense to build on it now. When I say deal sourcing I don't mean going on Rightmove or auction sites and chucking random numbers into calculators which is what most of the sourcers seem to do at the moment! I mean creating real relationships with landlords and providing them value by solving problems. If you want to build a portfolio of your own and haven't yet got the capital to get involved yourself then you ask the question "what value can I bring other than capital to people" Take some time to learn about the various ways you can help landlords that have had enough (and there will be a lot), this might be Rent to Rent , taking a property over on a lease option or simply analysing the new RRA and offering to do a compliance check. You can find opportunities that you can package and offer to investors/landlords. Once you put yourself in the space then one conversation can change everything.

How do you sound credible as a property professional when you are just starting out?
Setting up a LTD Co. 🎓
Do this on Companies House. Simply; Pick a Company Name, Fill in the details, Select a SIC code. (a SIC code describes the type of economic activity in which the company is engaged). Companies across the entire UK - England, Scotland, Wales, and Northern Ireland, use the same UK Standard Industrial Classification (UKSIC) system Here’s a link for you to find what SIC to use; https://resources.companieshouse.gov.uk/sic/ You can pay an accountant to do this, or, Do it yourself online for approx £100* (edit thanks Mirka Fris)

for anyone wanting to set a company up and is nervous about doing it themselves I just want to say its really simple. You just need to follow the steps on Gov.uk . I think there a few new hoops such as setting up an account to prove your identity but all company directors will need to have this completed by 2027 sometime anyway

Hi All, I am just starting out, I do have one property rented out but it was bought a long time ago to live in rather than as an investment. Its provided me with the opportunity to explore a change of career and see what opportunities there are in the property world.
