When building rapport goes off the rails
I lost a deal this week. I think I was TOO friendly. Building rapport went too far. Got caught up talking about grandkids and pets (I don't even have a pet) Sometimes if we are TOO chatty, and become friends BEFORE we do business I think it makes it too easy for them to say "I'll think about it", "I'll do it myself" or "I'll do it later" Can you share a time this happened to you?

Early on in my painting career, I thought if people really liked me, they’d automatically hire me. So I’d sit at the kitchen table talking hockey, grandkids, small-town connections, who we both knew from church — you name it. By the time I left, we were practically family. What I eventually realized — especially after years of running Lockwood Painting is that rapport builds trust, but leadership closes sales. If we slide too far into “buddy mode” before establishing value, urgency, and authority, we unintentionally lower the stakes. We become easy to delay. Easy to negotiate. Easy to put off. Now I still build rapport — but I control the frame.
Who is Jeff Lockwood ?
I’m Jeff Lockwood — founder of Lockwood Painting in South-Western Ontario, creator of PaintingBizCoach.com, and a lifelong student of what actually makes painting companies profitable.
