When taking over a park what are nice ways to get the existing tenants excited about new management?
1 like • Mar 5
@Caleb Hogan and I walk new parks and put out notices of change of ownership. If the tenants are at home, we personally meet with them and they usually will tell us what they'd like to have changed before we even ask them. For instance they'll say, "I'm glad the park was sold, the previous person would allow dogs (i.e., pit bulls) to roam the park. So now we know the issues to address as soon as we take over.

From YouTube Idea to Published Webinar (With AI)
Just dropped a new webinar on YouTube: See below It's me and @Caleb Hogan new Evergreen Webinar highlighting our process for investors at Perdido Capital. I want to share something more important than the content itself, the process behind it. I don’t try to reinvent the wheel anymore. When I find a video or framework I like, I use it as a starting structure. Not to copy but to model the flow, pacing, and structure. From there I: • Break it down with ChatGPT • Use tools like Gamma to build the slides • Use NotebookLM to organize research and tighten messaging • Refine the narrative • Record and publish This webinar was built entirely through that system. If you’re struggling to create webinars, presentations, or educational content consistently, this process makes it much easier and faster. If anyone wants help understanding exactly how I do this step-by-step, just comment below, and I’m happy to break it down.
