There's Always Enough!
Two months ago our tenant informed us they'd be moving out in 60 days. We activated all of our typical listing sites and waited... a couple weeks went by... no inquiries. another couple weeks... nothing. They were about two weeks from moving out and we still had no leads, which was concerning to me considering it took a full month from when we first made contact with this tenant until they moved in and we got paid. So I was considering lowered the price by 25% to get some more interest. But instead I decided to ask God about it. It was a simple question: What do you want me to know about this situation? Immediately the phrase came to my mind: “I want to bless you”. I translated that as “I want you to get the full amount that you want”. So I left the price as is. Still no inquiries. Not one. Last week as our tenants were starting to move out, I asked Him a different question: What do you want me to do? I sensed “Hold tight”. So I did. Our tenants moved out Monday. The next day we got an urgent inquire from an Insurance Company needing to place a family immediately. They have a dog so not only are they going to pay the full price but also pay the monthly pet rent. They signed the lease agreement and moved in today (only 3 days after initial contact). It's a mystery, but I truly believe it: There's is always enough — enough time, enough money, enough opportunity, and yes enough tenants.

Cleaning After Pets?
We are in between tenants and I have question about cleaning after pets... our previous tenants had two cats and a dog. They took care of the house, but there is certainly animal hair around and I'm also aware that there must be animal dander everywhere. We have a new tenant moving in soon and I want to make sure the place is property cleaned in case they have allergies. What is the proper protocol for cleaning after a tenant with pets? Do we need to have furniture cleaned? Can we just vacuum it? Would a normal cleaner do a good enough job? Any recommended cleaners in Ventura County (Camarillo)? Thanks!

Hey Dominic! We take pet rent and/or a non-refundable pet deposit/fee in order to cover professional carpet cleaning between tenants. If there is tile, we would do steam cleaning on the grout to address any per odors. If the pets were obviously on the furniture, we would professionally clean those as well. Basically, there should be no trace of pets for the next guests.

Insurance denied the final 2 week extension for our guests (as construction was taking longer than expected & this would have been the second 2 week extension) however, the guests contractor made arrangements & paid for their final stay! 🙌🏻This stay started as a 2 week & has extended to 6.5 months!

Extension vs Lock in a new 6 mo lease.
Got a call from an assistant to a Dodgers player who’ll be playing with the Oklahoma Smokies. They’re looking to lease one of our homes from April 5th through September. Only issue we currently have a Homelink insurance displacement couple in the property on a month to month through the end of March (they’ve been there since Thanksgiving). There’s a chance Homelink may want to extend them a couple of more months. I’m interested in the baseball player....they’re willing to sign a lease ASAP. I asked my advisor (ChatGPT LOL) and it said as long as I honor the approved term and give HomeLink notice that the home isn’t available after March, it shouldn’t hurt the relationship ,since they deal with thousands of inventory changes every year. Not sure about that......I'm sure it will cause some type of disruption on their end. This is the only concern I have. For those of you with tons of experience, how would you handle this? Would you notify Homelink the home is not available after March? I have 10 days to do so and lock in the athlete on a lease? Or keep the insurance placement rolling? Appreciate any insight you might have. Thanks!
