I just got set up on XLeads yesterday so I'm ready to start calling I think. Though I am a little confused about the order I should go about it. Should I find a title company before I call my lead list? Should I find buyers first? Can I call the DNC list? I know they probably sound like stupid questions but I'm eager to learn, thanks!

Today is day 5 of me cold calling after months and months of just researching real estate wholesaling and today I finally was able to get someone on the phone and he cussed me out and told me to get the f off his phone with my lowball disrespectful offer. I feel like a true wholesaler now lol.

Cold calling in my new virtual market today in California and already got a lead. I’ve been putting so much time and effort into my local market (Houston, TX) and it just wasn’t producing the results I needed so I decided to use the Xleads new feature of the AI droning for dollars into another market. I decided to pull all the properties that scored a 60 or higher and already got TWO motivated sellers. One says she’s going through a legal battle and would need an investor to buy 🙌🏾. Another one has a tenant on a month to month lease and ready to sell now. I’m not even halfway through the list yet😄.

Does anyone have a cash buyer list in Houston, Texas?
