Assignment #4 The importance of a contract in Real Estate
In real estate, verbal promises disappear in the blink of an eye. When I was getting certified as an agent, one rule we discussed was always have everything in writing. Writing protects both you and your client. For instance, imagine purchasing a property where the seller verbally agrees to fix the roof before closing. If there is no written agreement, the seller can easily say, I never agreed to fix the roof . But if you have it in writing, you can add a repair clause to the contract that makes that promise enforceable. It’s hard for anyone to go back on their word when it’s in black and white, signed and dated by all parties. A good contract means questions are answered before they become problems. Contract keep everything in motion banks, attorneys ,and the Lands Department all want the same thing proof. No contract means no loan, no commission, and no title transfer. A signed contract triggers due diligence, appraisal, and approval. Contracts are not a want they’re a must. In Belize, a contract is required for title transfer. The Lands department will not transfer title based on word of mouth or a handshake. They require a signed Sale Agreement and Transfer Of Title forms. A simple rule to follow is If money, property, or Promises are involved, put it in writing.

Black and white never lies. Hence the reason it's good to jot down notes, offer to set agreements in place for future references. I do real estate as well.
My Pinterest Harmony Board
So, I have just completed my Pinterest/Harmony board, and it was such a great experience. I enjoyed every step of the way. This journey is truly teaching me more and more patience. Working with a friend of mine, who I now consider my client, is already placing me in a position where I’m learning how future clients may want more, and how important it is to balance expectations with the budget they provide. Nevertheless, this journey has been an amazing learning experience because we grow daily by understanding that not every client will have the same vision, style, or requests when trusting you with their space. As an interior designer, I want to remain as flexible and understanding as possible when it comes to my clients’ needs and requests. Below, I’ve attached my process from beginning to end of creating my Pinterest board. A little bit of gospel music, dessert, and champagne truly goes a long way in keeping your thoughts inspired and on track. Enjoy my work while you scroll through and view everything. Interior Design, The Before/Becoming
My Interview was awesome. I learnt a lot about a client's feedback, feelings and emotions towards their Livingroom Upgrade. Below is my entire Essay, hope you enjoy reading. This interior design project focuses on transforming a small living room into a refined, functional, and visually cohesive masculine space that reflects the client’s desire for comfort, style, and modern rustic tropical appeal. The client’s primary goal is to upgrade his current living room while maintaining simplicity, warmth, and practicality within an estimated budget of $600 BZD, understanding that minor additions may gradually increase overall costs to better achieve the final desired outcome. The client has requested a rustic tropical masculine upgrade, with the television wall serving as the room’s main design feature. To accomplish this, the design will incorporate a warm walnut rustic wood panel backdrop to create texture, sophistication, and visual impact. A floating shelf beneath the television will provide both functional storage and aesthetic structure, while visible cords will be concealed to ensure a cleaner, more polished appearance. White LED backlighting will further enhance the TV feature wall by adding modern ambiance without overwhelming the small space. To maintain brightness and openness, the client prefers white walls paired with white linen curtains. This clean foundation will maximize light reflection, visually enlarge the room, and create balance against the deeper rustic wood tones. Olive green will be strategically introduced through tropical elements, particularly a single tall green plant positioned in a corner to bring freshness, life, and natural energy into the space without creating clutter. Lighting will also play an important role in the transformation. The current ceiling fixture will be upgraded to an industrial rustic light fixture, aligning with the masculine aesthetic while enhancing warmth and overall design cohesion. Because the living room is limited in size, décor will remain minimal to prevent overcrowding and preserve functionality.
