Another assigned contact…nothing to crazy but 5k in the books! Best part is I did literally no work! Let me explain ..I got this deal through my property manager friend 🙃 she asked me if I’d be interested.. I looked over the numbers and they were solid so I made an offer it got accepted then I just passed it along to my buyer … he signed that night we plan to close next Friday Nov 14 2025 maybe sooner !… point is make friends with property managers they be clutch !!.

This is just a motivational post to all Of the wholesalers …I have just given birth To my baby this makes my 2nd child and just a couple of hours later I have gotten 5 deals under contract with the same seller ! And I’m still at the hospital lol This makes 6 deals total under contract and by the Grace of God they will close!!…. The point of sharing this was stay consistent, keep the momentum going and you will get somewhere

@Dean Taylor yes 5 deals same seller …he just was liquidating his assets (houses) I cold called about a house and he ended up telling Me he had 4 more houses

30 day deal (7k) breakdown
Soo…I made another deal! 7k and it took exactly 30 days here’s the story behind it and the break down 😊 - Week 1: I found this deal strolling on google earth skiptracing every house in the same street ! So Boom i was looking up the owner of this particular house turns out she was dead (bummer) so I called the next relative it was her daughter the only heir ! She says she wanted to sell the house as long as she didn’t have to travel from CA to NC ALSO her ex husband tricked her mom with Alzheimer’s into buying it unfortunately he was managing the property and she didn’t know a dang thing about it but I was like I can make this happen for you ( I told myself if I wanted to make this deal I have to solve this problem) - - Week 2: I got the seller under contract reason being she had to call my title company who I regularly do deals and close with to make sure I was legit, anyways I got her to agree to a price , unfortunately lowballing didn’t go the way I wanted haha but hey I’m not complaining, we got everything to title also there was a tenant in place as well so I wrote a letter saying there was a change in ownership and we needed to get in since the seller nor me had any idea about the house I had to do something so I’ve sent 3 people out there and finally got the tenant to cooperate on now it was time to dispo this thing! - Week 3: since this was a new area for me I didn’t have a buyer so I posted it on Facebook to be fair this was a GREAT deal for the buyer so I had interests from the ying yang but unfortunately again they were all at the same offer price so I just did a first come first serve type deal so I finally got one under contract after the walkthru - The buyer said he wanted the house VACANT I didn’t know this so I had a week to get the tenant out lol stressing it took me 2! Days with the help of my property manager friend to find a place for these people who didn’t speak a lick of english but we got them moved in like 2 days before closing haha my buyer verified closing - Week 4: finally got the closing docs to the seller and had the seller mail them back which was the most frustrating part because we had to wait for her notary then for her to mail the docs back! But we got it closed exactly on the 31st of July. - Long story short lol with each deal there will ALWAYS BE A PROBLEM so as a wholesaler it’s our jobs to solve them - - solve the problem to get the deal

@Emanuel Ulloa no I didn’t give them money ..they had money their monthly budget for rent was 1800 monthly so I worked with a property manager and got them in one asap
