Update on closing date on Memphis Duplex

Hi everyone, We have a buyer under contract for the duplex. When everything go well, we will close Nov. 27th with a $20k assignment fee; I split 50/50 with my JV partner.

Re negotiated to Close deal

Hi As far as 3077 Chisca Duplex, the seller came down from $83k to accept $75k. My buyer agreement on $80k. I get $5k assignment fee on my 1st wholesale deal. I am editing the contracts and will send them along with $5k EMD to title company tomorrow. I am excited to see the wire into my account. Thanks @Ty Flip Man

Podio problems

I’m having trouble with Podio. I exported a Propstream skiptraced list to Excel then Imported the Excel file to Podio but it’s messed up. I looked at YouTube videos but nothing addressed my problem. Can anyone who’s good with Podio connect on phone or Zoom and help me get it set up? Send me a personal chat and I’ll send you my personal info; phone number, etc.

@Iris Brown Thanks for the reply. Propstream and Propwire both give great list pulling but neither have a CRM, a system to manage leads: track calls, texts, appointments, followups, etc. That's why people use Podio, Trello and others. Once you got 1000's of leads I feel you need a management system.

Successful open house on 3077 Chisca Ave MEMPHIS Duplex yesterday

Hi, Yesterday I held a virtual property tour with 3 cash buyers. We walked the 2 units with owner; while using Gmail video chat. The buyers could ask questions. I told asking price, letting seller know I priced properly higher to give buyers wiggle room to make me an offer that I still get an acceptable assignment fee. I told the buyers I will follow up, Tuesday, get EMD and start title company search. We will close in 9 days. I'll keep everyone posted.
