For those of you with a lot of leads what CRM's are you using? We currently use REISimply but I feel it's a bit of a rip off now that they increased pricing and as such are looking at other options. Any suggestions/referrals are appreciated thanks!
@Carlton Lewis Thanks for the response - we started off using Podio and transitioned to REIS......WE have around 4k leads though so need something more robust thanks.
Hey Jeremiah. Glad to do a quick comping session with you if you like. Rule #1 when comping use apples to apples ie compare a 3/2 to 3/2 ie not a 5/3 to a 3/2. Similar square feet, similar age (ie you can't comp a 1948 property to a 2004 property) and make sure also to look at lot sizes as well (10k sft lot is a lot different even then a 1/2 acre sft lot). When comping and looking for arv in Zillow I would write in the word "renovated" in the keywords section then put your filters on the sqft section ie if your property is 1500 sft i would sort from 1250 to 1750. You want to find properties that have clearly been renovated that are similar to yours with the above criteria. Glad to answer anything further here good luck!
WE are using Mojo dialer atm but not loving it - we just had a demo with http://enzodialer.com/ as they come highly recommended - looking for a dialer i would check them out.
@Eddie Nwabuoku not at all - we just did a demo with them as my friend recommended them as the best out there. Feel free to delete if you like but I'm just trying to share resources here. WE are using mojo but my team doesn't love it.
We had a real estate agent tell us that he wouldn't work with us unless we had a broker for the buyers side. Who thinks like that in 2025? Real estate agents your job is to sale a property thats it thats all not try to block real estate investors because you worried about what they will get . on to the next
Yeah a lot of agents are stuck in the mud. I've had some even think we were doing something illegal for novating a property. You need to find the ones that are a bit more progressive in their thinking ie "investor friendly"
