Where are the best areas in So.Cal?
Where are the best areas to virtual wholesale in So.Cal? Are there any cash buyers near me if so, what are your buyboxes? I would like to start in my own back yard as Zack says. Looking to connect with wholesalers, realtors, real estate lawyers, title companies and more.

So Cal is a tough area it's very expensive real estate so not as easy. The average home price in California is about $774k. I haven't heard of a lot of good wholesaling going on in Southern California but I'm sure there's some deals to be made!

@Robin Metcalfe yea and Bakersfield, Fresno area too because average home prices are closer to the national median home price. Anywhere in the San Joaquin valley is best bet for California. I live here. Much cheaper than bay area and so Cal!

Proof of funds?
I have a Realtor who seems to have accepted my lowball offer on a property that's been on market for 180 days. He is asking for proof of funds. What should I do. Just get a letter from a transactional lending site?

Thanks everyone. I am planning to assign before closing. One realtor said OK, I'm working with another that said his seller accepted the offer, but haven't gotten a response about assignable contract from him
