What are some of the best ways to find business sellers besides using business brokers? Is it necessary to have a marketing team to identify motivated sellers for someone who already has a proven strategy? Thanks

Hey experienced SBA folks! What comes first finding the business or finding financing? My gut says get financing squared away then find the business. For those that are experienced with SBA loans, I have had a bumpy credit past with a few delinquencies and a debt settlement. No bankruptcy. Credit is just above 650. Can I prequalify? Or is that even a thing with SBA?
