Building a duplex small bay flex project
I own a small lot zoned industrial. The lot is 52’x166’. The red iron metal building that I am looking at is 40’x80’x16’. The metal building seller stated that a customer canceled their order and he could sell this one for $39k landed with insulation and doors. There is another guy locally that just purchased the same red iron building. However his neighborhood stopped him from erecting the building in his back yard and he just offered to sell it to me for $28,500. Decisions Devisions. Rents are running $15/sqft NNN on new construction. However since my lot is on a side street I was going to list for $12.50 NNN

@John Hilgers great insight the market is the determining factor. I’ll definitely aim for $15/sqft
Allow me to introduce myself.
My name is Henry. I am a residential home builder in South Carolina. Transitioning to small bay developer. Glad to be in the group. I was at the Flex connect event in Houston and learned a lot.

Completed phase 1 at our McKinney project last week. Fully leased phase 1 and phase 2. Pouring phase 2 concrete in two weeks. This is our medium-higher grade flex. Not retail but not economy. Fully welded engineered metal buildings. @Scott Berni
