Q about 1 pager
Just saw the one pager. Question; Why do you recommend Crexi over Loopnet? Crexi wants a seriously costly feee monthly to access necessary data from their listings.
Weekly Update from a Mentee
Update report from a Mentee ~ 12 reaches out to brokers in my buy box areas regarding specific properties of interest. ALL of them were taken through Osgood AI and 3 had LOI's drafted up & submitted. 1 LOI was declined and that's OK. No negotiation ~ WAY over priced anyway! The other 2 look very promising. Good way to end the week with 2 additional LOI's going out today. Learning ALOT and feel MUCH more comfy on the phones with brokers. This is FUN!

Another update from my crazy activity week. Out of 4 LOI's submitted, all were declined. It appears to be plain & simple greed that these folks won't come down to a workable price to make it a worthwhile investment for me (& my partners). I share with them that at the price they want, the banks say no and I'm either breaking even or underwater, and they still don't budge. Oh well, maybe the fact that I shared the honest reasons why I won't come up higher on my offer, will compel them to re-consider me after the prop doesn't sell over more time passing!
Cap rate target at offering
Ideally, when scouting for a multifamily, what is a safe range of Cap Rates to be looking for upon their initial offering price? I'm seeing cap rates from 3% - 9%. Please give me some insight. Thank you
Need a Commercial Lender Please (& private $)
Hello All ~ I'm looking for commercial lenders to work with. I've already submitted an LOI to a 14-plex in Huntsville, Texas and it's being considered. They're asking $1.7 mil but Osgood AI's analysis ran the #'s that worked, which were closer to $1mil. So I expect a counter-offer. If they agree, I'll need to raise funds & borrow commercially, pretty quickly. Can someone please refer me to a commercial lender (& private $) so I can be ready for this, and other offers I'm actively pursuing? Doesn't have to be in Texas. My target is Multi-Family Residential Property Acquisition. My parameters are: Size: 5-50 units Cost: <$300k - $5mil Areas: Arizona – Tucson, St. George, Utah, Texas ~ College Station, Austin, Huntsville, Conroe, Temple. & San Diego, CA.
