@Kat Williams we're focusing on fix and flips, and buy and hold, mainly...but after we get more established and a little more experience, my granddaughter and I are going to also start acquisitioning land and start developing for ourselves..what we're trying to discuss with some of the buyers is to let us acquire the properties and rehab them and sell to them rent ready for lower purchase prices than Retail and ARV..and have a win- win situation for us and them...

@Kat Williams ,the buyers I'm working with at this time, want from light to medium rehab...I've got a couple buyers that don't mind full gut rehabs and the good thing about these buyers is they are willing to fund the rehabs for me, so they can pick the interior materials...I've only done one with them so far, and they don't use cheap materials...and I like that...I don't like doing anything half- assed...excuse my tongue, but that's just who I am...if it isn't right, and done right..I'm not taking part of it...period... By the way HAPPY BELATED THANKSGIVING...!!PRAY THAT YOU HAVE HAD A GREAT AND WONDERFUL DAY...GOD BLESS..!!! HAPPY THANKSGIVING..!!!

@Steven Lee driving for dollars, and asking property neighbors who owned the properties...and then skip tracing for phone numbers and emails....took me 2 days

@Darryl Villamor yes Sir, I am losing some sleep over this...but I wanted to see if I could have 7 or 8 before 2026...that was a high demand goal that I had set for myself to bring myself and my family out of debt before the New Year...and I'm talking about bad debt..by the way and not wealth debt...My wealth debt will have a good fresh clean start come January 2026...and as of right now I'm almost there....Thanks all given to my heavenly Father....

Wondering
Anyone still active in this group..? I've noticed that activity is not up to date and not any responses to my post....I'm guilty myself of not being active everyday...if we are going to get anywhere in this industry...we are going to have to stick together like family and help one another out and hold each other accountable...I've got questions and can't get answers to...I'd rather have them answered here, than having to leave and join another group.... ????? Anybody that has at least 3 properties, want to be my MENTOR..??? THANKS BEST REGARDS GARY EDGAR

@Shawn Sandusky ,hey good morning. Glad you are here. Are you working on any deals at the moment? I'm still working on getting funding...!!! I got plenty leads and properties that I could put under contract. But I'm not going to do that until I can get a proof of funds letter.. Not going to go through all these GURU hard money lenders...they just want to many fees and to high of interest rate...I'm needing a true investment Private money Lender to work with....hope you are doing well in your investing..

@Shawn Sandusky ,yes Sir, finding quite a few actually, and a few great on market deals also, here in Alabama. I've built myself a good team of Realtors, and Brokers and also have 3 different Title Companies, that I'm going to work with, that came from one of the Realtors that took me on board..she's trying to help me with a PML. It's just taking longer than I expected. I've noticed there are quite a few houses on the market in the state of Illinois also. You should be able to do good getting started out.. The first 6 years of my life, I lived in Joliet, and Rockford..my dad worked at Fisher Body . When I turned 6 my parents sent me to live here in Alabama with my grandparents until they came home in the spring of 69...

Hello Everyone!
I've always been in construction and have enjoyed teaching others the trades or something within the realm of real estate. I grew up in a hard working family where there was never a shortage of opportunity to learn, whether it was the restaurant business or in construction (home building/land development),...I moved in the direction of construction and have loved it ever since. I've started to put a lot of my training programs in a class on this skool platform and I hope to be able to share it with others as I take what I know and see what can happen in the world of rental properties. I've never really had the taste for rentals but let's see if the group can inspire me.
