Making the right offer
I found a property, but I'm having trouble determining the right price. The comps on Zillow are around $80K, but the roof and HVAC are in bad condition, and the house needs a lot of repairs. How do I ensure I'm pricing the property correctly when putting together a contract?

Are you using propstream ? It will give you cash comps in the area. If you and the seller know the roof and HVAC is bad, it should reflect on your contract price. SQFT is always important .. on average full roof replacement is 10k, hvac can vary depending if all the hvac lines need to be ran throughout the house. I would add at least 12-18k on rehab for roof and hvac along with the additional things that need to be rehabbed.
