There are different types of niche lists that are low hanging fruit that you can start with. Always include equity because of course you want meat on the bones. You can go with water shut offs, fire damage, code violations. Before I mainly focused on foreclosures I had a lot of success with 50% equity, absentee, out of state, owned for over 10 years. This allowed me to search for property owners who have owned their properties a while and may want to off load a few but there are plenty of lists that you can narrow down. I would do some research on the area you are targeting. Is it a highly rental area or owners. Dig into your market before you make a decision on what type of data you will need
For someone that hate cold calling and just getting starting have some money for virtual cold calling do you guys think it’s a good idea to hire one and if yes where do I find them
@Oumar Adam ok if you have the budget then there are so many cold calling companies out here including Max having a call center in Egypt so just do your research see what their expectations are and go from there. I personally tried several of them and ended up finding an unique VA that used to be a cold caller and worked with her for about six months until she got the hang of what I expected
@Maissam Saee absolutely its why Max went abroad go back into classroom and listen to him talk about the cold calling laws and he touches on his call center out of Egypt
