Systems + Action = $25K Wholesale Deal in 3 Days
Just wanted to share a quick win with the community. I signed up for XLeads about 2 weeks ago. It took about a week to get my A2P approved and get all my automations set up. During that time I was watching a bunch of the daily YouTube videos Zach and Rick put out, getting familiar with everything. About a week ago I pulled my government lists and started my text campaign. For a little background, I’ve been buying rentals and flipping houses for the past 3 years while still working a job. Last year I actually stepped away a bit to focus on another business. About 6 weeks ago I decided it was time to get back into real estate. Real estate is what first showed me there’s more to life than just working away from your family all the time, so getting back into it has me fired up again. In the last month: • Bought 2 lots to put new mobile homes on and flip from facebook posts • Wholesaling a property tomorrow for $5k from a referral • Closing on another property Tuesday Subject-To from bandit sign That Subject-To deal is pretty solid: Less than $3k out of pocket About $58k equity 3% interest rate Already have a buyer lined up on a 2 year lease option with $20k down as soon as I close. On the marketing side, I’m currently sending about 1,000 texts a day using my text marketing company while Twilio still has me limited. When a lead comes in: VA fills out the intake form Sends it into XLeads Automated text goes out immediately Then the AI bot inside XLeads pre-qualifies the lead Literally 3 days after starting, a hot lead came in. Got the contract signed this morning Signed the buyer 6 hours later $25k wholesale fee I’m also starting to stack other lead channels. I just hired a full time cold caller, and tomorrow I’ve got someone starting to drop sticky notes for me. We exported the last 2 months of probate and pre-foreclosure lists, dropped all the addresses into Google Maps so everything is pinned, and he’ll be running those routes leaving sticky notes. Super pumped about building this out.
