What’s x leads like for skip tracing?

Hello Deal Makers, I keep seeing posts about leads going cold because people can't afford VAs or dialers to call fast enough, and I totally get it. Speed-to-lead is everything, but hiring someone or paying for expensive auto-dialers just isn't realistic when you're starting out. I've had this problem before and built a workaround that's been working really well for under $50/month: 1. Connect your Google Sheet (with name, phone number, location, property type, etc.) to n8n 2. Set up a trigger so every time a new lead gets added, n8n automatically sends the lead info to a Retell AI voice agent 3. The AI calls them immediately, pitches based on the details you fed it (property type, location, situation), and books qualified appointments straight into your calendar 4. You wake up to booked appointments instead of a list you haven't touched yet Cost breakdown: - Phone number for the agent: $2/month for each agent (I highly recommend more than 2) - n8n: $5–10/month - Retell AI: $0.07/minute (so maybe $20–40/month depending on volume) Total is around $30–$50/month, and you're calling leads within seconds instead of hours or days. Seen a few people get results but it's not nearly as good as human cold calling. Wondering if anyone thinks differently?

I feel like I’m going through the hardest time in my life. I don’t have tools or money for Skip tracing leads, so I do it manually—one by one—which wastes hours, even 2–4 days. I have to gather data for 500 properties, but I don’t have the money to get a good dialer. I’m currently paying $40/month for a Wi-Fi calling dialer, where I input numbers manually, and still it wastes hours. I get so frustrated. When I do cold calling, sellers often don’t talk, get angry, hang up immediately, or don’t pick up at all. Also, I’m not from the US, so my accent is different. I really need guidance to close my first deal. If anyone experienced can help me, guide me, or tell me the next step, I’d be extremely grateful. Please help.

I am getting my first deal in February, I want to, I need to, I have to. My family has to have it and I need a win to get this going. No sleep until I get one under contract.
