This is exactly why I always say stick to the basics. Too many people are constantly trying to reinvent the wheel or chase the next shiny object, and somewhere along the way things start becoming unethical or even illegal. Like Zach said, some people do one deal and suddenly they think they’re the local experts. That kind of mindset is part of the reason regulators are cracking down and shutting so much of this stuff down. At the end of the day, wholesaling isn’t supposed to be complicated. It’s about following the fundamentals, doing things the right way, and actually helping people. Just stick to the basics and keep it honest
