Weeks away from moving to Medellin
Hello everybody. I just came down for a couple weeks in February as my recon mission to see if this was going to be the new life. Back in San Diego, California now getting all my loose ends tied up to make the move by May. I'm a general contractor and in real estate. I'm planning on buying a place when I get there but any recommendations on best option for renting a place if I don't know how long it will take to line up the permanent housing?

Hey man, I suggest renting a car for a week and seeing how many places you can see during that week to find out where you want to live. The cost of living in an Airbnb is going to stack up. having a car, you have the freedom of getting around to appointments quickly and taking your own time. I Also suggest putting a timeframe on when you want to move into a place, for example only invest in an Airbnb for like two weeks and give yourself two weeks to find a place. Don’t do a month or two months or three months. You’ll just be going around in circles and paying out the ass on airbnbs. Keep in mind that renting a place here is not easy. You’re gonna need a lot of paperwork or large deposit like 3 to 6 months deposit. The rental agencies, they charge anywhere from 10 to 20% commission and there are taxes on top of that. Depending on your budget, you’re looking anywhere from $4000 to $8000 to get into a place. I lived in Colombia for almost 8 years and just moved to Medellin a few weeks ago and I was caught by surprise by how complicated it is to get a place here in Medellin. Cheers!
Paying IVA to rent in Medellin?
Hey guys, can anyone explain why there is iva on renting an apartment here in Medellin? Also I’m getting inmobiliarias asking for up to 30% commission. So basically I’m going to have to pay 49% over the rent to move in. Just curious, thanks!

So I’m about to sign contract in the next few days they want me to pay IVA, but should I be paying IVA on the processing fee only or on the total value of the rent and the processing fee? I believe what they want me to pay the IVA on the total of the rent and the processing fee.

Renting
I’m interested in renting in one of the high rise apartment buildings. I’m curious if anyone knows approximately how much it cost a month for the amenities. Amenities such as the pool , security, concierge and gym use.

Hey Jeff the apartments have administration charges, but most the time they are included in the rent.

@Amy Ever in regards to your comment about the mall. Yes in the states we are not really mall people but here in Colombia they are mall people. At first I was really resistant to it but now I get it I’m an absolute mall person. I go to the mall like twice a week. Haha So what I learned is firstly, because it’s air conditioned and secondly it’s secure. as you know, Security is big issue so when you can go to the mall, park your car safely, walk around, go shopping, eat and spend time with your family that’s a huge plus. medellin has some of the nicest malls.
