April 17, 2026 "LEARNin San Diego LIVE: Santee" featuring Chad Sliwa
Rise and shine, LEARNin Local Academy, Santee is calling. We’re stepping into a brand new week with momentum and purpose as we gear up for another high-impact episode of LEARNin San Diego LIVE this Friday, featuring @Chad Sliwa of Sellstate Next Gen Realty. Hosted by @Ruben Austria & @Christopher Astillero and co-hosted by @Rafael Davis & @Nicole Turner with @Stephanie Sundell @Martin Magana @Tracie Hasse, we’re taking a deep dive into the city of Santee, uncovering the real story behind its quality of life, evolving market trends, and the economic drivers shaping its growth. This isn’t surface-level talk—this is real insight from those in the field. Last week’s VIRTUAL Networking Session brought powerful conversations and meaningful connections, and the energy continues to build highlighting the city of Allied Gardens with @Arnold Shackelford . If you haven’t tapped back into the replays, now’s the time. The conversations happening inside this community are opening doors, building partnerships, and creating real opportunities every single day. And don’t forget, we’re turning digital into personal. Our Sky High Connections Del Mar Meet & Greet with @Anastasiia Buiadzhy on April 17th is where conversations go deeper, handshakes replace comments, and collaborations begin in real life. This is where your network becomes your net worth. Big recognition to our Top 9 Leaderboard, your consistency is leading from the front and inspiring the entire community to level up. Now it’s your move. @Martin Magana @Tracie Hasse @Jean Anagnos @Aris Anagnos @Rafael Davis @Nicole Turner @Christopher Astillero @Baylea Ducote @Casey Clayton

April 17th News Article
This Friday, we’re diving into a real conversation every investor thinks about, the “1% rule.” It’s a simple strategy that helped one investor build strong monthly cash flow, but today’s market is changing the game. What used to work doesn’t always work now. We’re breaking down how real investors are adapting, balancing cash flow, appreciation, and real-world expenses. Is the 1% rule still the move, or is it time to rethink the strategy? Here are some ideas on how we can approach this. Let’s talk about it live. 1. The 1% Rule: Filter or Foundation? - Is the 1% rule still relevant in today’s higher-priced markets? - Should investors adjust this benchmark by market (e.g., San Diego vs Midwest)? - When does it become a deal killer vs. deal indicator? 2. Cash Flow vs Appreciation Strategy - Should investors prioritize immediate cash flow or long-term equity growth? - How do you balance low cash flow markets with strong appreciation potential? - What’s your strategy in a “market reset” environment? 3. Beyond the Numbers: Real Profitability - How do expenses (rates, taxes, maintenance) reshape deals that “look good on paper”? - What metrics do you use beyond the 1% rule (cash-on-cash return, cap rate)? - How do lenders view cash-flowing properties when scaling portfolios? Let me know your thoughts @Ruben Austria @Nicole Turner @Rafael Davis @Chad Sliwa @Martin Magana @Stephanie Sundell @Tracie Hasse

Deal for Friday Apr 3
12436 Cavallo St, San Diego, CA 92130 3 bed, 2.5 bath, approximately 2,119 square feet on a ~4,800 square foot lot. Built in 1993 with a two-car garage, located in the Carmel Valley area of San Diego. This property sits in one of the strongest submarkets in North County. Carmel Valley remains highly sought after due to its proximity to the coast, strong school districts, and overall quality of life, which continues to attract high-income buyers and families. Homes in this area tend to hold value well even in shifting market conditions. The opportunity here is primarily in the condition of the home. With a dated interior, the property presents a clear value-add play through cosmetic upgrades such as kitchen and bathroom renovations, flooring, paint, and overall modernization. The existing layout is functional, which limits the need for major structural changes and keeps renovation costs more predictable. In this area specifically, cosmetic fixers are where most of the real opportunity exists. Heavier rehabs or teardown projects are less common and carry more risk due to higher entry prices and stricter buyer expectations. Buyers in Carmel Valley are typically looking for turnkey homes, which creates a strong spread between outdated properties and fully renovated ones. That gap is where investors can create value. From an investment standpoint, focusing on clean, cosmetic renovations allows for faster timelines, lower risk, and stronger resale demand. Updated homes in this market consistently trade at a premium, especially when finishes match what local buyers expect. For long-term buyers, improving a home over time can also create significant equity in a stable, high-demand neighborhood.
