Anybody got anything in LUBBOCK, TX? I've got a solid buyer in place looking to snatch up SFH-ARV($125k-$300k). Nothing less than 2 bedrooms. 800sqft or more. Cosmetic rehab(NO FULL GUTS). Motivation
Just because i am almost done with dispo of my first deal does not mean i can let myself slow down and be complacent, i can't loose that fire. I have more drive than ever now, a second deal i thought was not going to go through has been shown a new wave of hope. I was able to negotiate a property listed on MLS from120k listing price to 70k. The realtor has presented it to the client and she is already in agreement, so fingers crossed. Either way, it was back to grind and cold calling. My results from today were blah but i feel not one bit of discouragement. Today i sent out 15 texts, made 22 calls got 1 no and 1 hang up. No offers or motivated seller convos but tomorrow is another day. I also posted some digital bandit signs on craigslist and filed for my LLC, SHOF BOX LLC and made my logo. LETTSSSSS GOOOOOOOOOO FAMMMMM!!!

Dispo In Reach for 1st Deal- 2nd Contract Home Stretch
So, through a JV 50/50 I have got this first deal dispo's ( I know i will be able to sell it ) only thing i am nervous about is now that i have a buyer, im going to go back to try to renegotiate with the seller to see if they will accept a little less - have not talked to him since Thursday when we had discussed an electric meter issue and called and texted him twice today and have not heard back- worried ? the Anxiety is killing me. Then I am in the home stretch on another deal, this one is on market listed for 120k, was able to get the realtor to present offer of 100k to client and the offer was verbally accepted, it is a gut rehab ARV 210 high end roughly 24-27 repair costs 2 bed 1 bath but it is sitting on 21/2 acres of land, the price per acre in this area is 48k so 117k if i do it as a land deal and not for the property because again it is a remote kind of area - thought i had a cash buyer but they do not want it - back to scrambling again

Got My First Contract
Officially received my first signed purchase agreement and I think i am freaking out a little bit so excited and happy, now i got to move this thing to find a buyer and close !!!!!!
