Working a foreclosure lead
So I am working a lead in Austin , Texas . There foreclosure sale is next week on Tuesday. Property is a 4 bedroom , 3 bath home with a pool. Major repairs needed through the entire house , including roof, HVAC and pool. Principal balance $104,500, don't have payoff or reinstatement yet. ARV $399-$425k. I am suppose to speak to him at 5:30 to discuss options. Just checking on your opinions. Should I start doing deep research on it now or do I have enough time?

So update now that I have spoken with the client . This was a tax sale foreclosure , scheduled for March sale date . Friday she completed the following : ✔ Filed deferral with appraisal district ✔ Notified tax office ✔ Notified tax attorney ✔ Notified court She is going to follow up with the Williamson County on Monday to make sure it was pulled from sale , but those were the steps the clerk told her to complete to get it pulled. She does want to work with me , and wants to sale. Will follow up with her on Monday to see if it does get pulled from the sale . If so, I assume that is where my researching begins.

@Ivette Reynoso , still working this deal . Was able to get the foreclosure stopped.

So I finally got my three list back. I am working Bell county, Travis, and Williamson. I have filtered and organized the list. What steps are we taking next ? Skip Tracing ? Cold Calling? I am a one gal team..

@Rob Lee , Not sure what # 1 means , # 2 and 3 are completed . I have organized and filtered the list . #4. Not sure how to do that search , will need some guidance . Will we be shown how to do this in one of the trainings ?
