How rural is TOO rural?
@Rich Wonders , what kind of guardrails do you use in terms of population, DOM, lack of comps etc to determine quickly if even worth doing a novation? (and even if the seller is game for it...when is the juice NOT worth the squeeze?). thanks

@Rich Wonders I’m talking “marry your cousin” rural. 300 population. No sales within 6 miles. 10 actives and 12 sold in last 12 months according to Zillow.(6 miles away). Lauderdale MS

(name, location, what you are looking to get out of the group) My names Rich Wonders, I got into wholesale real estate in 2019, and my life has never been the same! I live in Tempe, AZ with my wife and 4 kids. Hey all—I'm a nationwide wholesaler out of Chicago, which means I spend my days negotiating creative deals, novations, and convincing sellers not to make wildly questionable life decisions. I’ve had the pleasure of working with @Rich Wonders on his team, so I’ve had the Rainmaker himself shower me with enough sales wisdom to stay dangerously effective. Looking forward to connecting, JV’ing, and making money with the group—preferably enough to retire somewhere with irresponsible weather and umbrella drinks. When I’m not on the phone with sellers, I’m making music and still waiting for Aerosmith to realize their lineup is missing one deeply underqualified but wildly confident addition.
